City of Surrey Notice of Rezoning Bylaw: 3 Bylaws

In accordance with Section 464 of the Local Government Act, no public hearing is permitted for applications that are consistent with the Official Community Plan and are primarily residential.

Your comments on this application must be received in writing by 12:00 noon on Council day, for Council’s consideration. There are no speaking opportunities.

Council supported the rezoning application and authorized notification to the public. On July 8, 2024 Council adopted bylaw changes to meet the requirements of new provincial legislation regarding small-scale multi-unit housing. To facilitate the alignment of in-stream rezoning applications, the original bylaw was filed and a new bylaw was drafted to follow the current legislation. Renotification of the rezoning bylaw is required, outlined in Corporate Report R163.

Notice is hereby given that the proposed rezoning bylaw “Surrey Zoning By-law, 1993, No. 12000, Amendment Bylaw, 2024, No. 21362” will be read for the first time by the City of Surrey Council at the Council Meeting on September 23, 2024, for the purposes of potential adoption.

Location: 16606, 16620, 16648, 16674 – 20 Avenue; 16621, 16651, 16663 – 19 Avenue, 1949 – 167 Street

Purpose of Bylaw and Development Variance Permit: The applicant is requesting to rezone a portion of the site shown hatched and labeled Block B on the location map from Acreage Residential Zone to Multiple Residential 30 Zone and rezone a portion of the site shown shaded in grey and labeled Block C from Acreage Residential Zone to Small Lot Residential Zone in order to develop 104 townhouse units and one single-detached lot. The exact location and area definition of the lands being amended can be found in the Survey Plan contained within the bylaw.

In addition, the proposal includes a Development Variance Permit to reduce the minimum lot width for a Type I Interior Lot from 12 metres to 10.5 metres for proposed Lot 3 (Block C)

Notice is hereby given that the proposed rezoning bylaw “Surrey Zoning Bylaw, 1993, No. 12000, Amendment Bylaw, 2024, No. 21364” will be read for the first time by the City of Surrey Council at the Council Meeting on September 23, 2024, for the purposes of potential adoption.

Location: 16445 and 16463 - 28 Avenue

Purpose of Bylaw and Development Variance Permit: The applicant is requesting to rezone the site shown shaded in grey on the location map from Acreage Residential Zone to Quarter Acre Residential Zone in order to subdivide the subject site into seven large residential lots.

In addition, the proposal includes a Development Variance Permit to reduce the minimum lot width from 24 metres to 18.8 metres for proposed Lots 4 and 5, to 19.5 metres for proposed Lot 1 and to 20.0 metres for proposed Lot 2.

Notice is hereby given that the proposed rezoning bylaw “Surrey Comprehensive Development Zone 247 (CD 247), Bylaw, 2024, No. 21370”will be read for the first time by the City of Surrey Council at the Council Meeting on September 23, 2024, for the purposes of potential adoption.

Purpose of Bylaw: The applicant is requesting to rezone the site shown shaded in grey on the location map from Acreage Residential Zone to Comprehensive Development Zone in order to subdivide into six lots.
