Purpose of Bylaws and Development Variance Permit: The applicant is requesting to amend the Official Community Plan Figure 3: General Land Use Designations for the subject site from Suburban to Urban. The proposal also includes rezoning the same site from Suburban Residential Zone (R1) to Multiple Residential 30 Zone (RM-30) to permit the development of 22 townhouse units.
In addition, the proposal includes a Development Variance Permit to reduce the minimum side yard (west) setback for unit 13 (building 3) from 6.0 metres to 3.4 metres to the western principal building face; and reduce the minimum rear yard (north) setback for unit 22 (building 5) from 6.0 metres to 3.0 metres to the northern principal building face.
